Shape the commercial success of one of JPMorganChase’s most critical London developments. In this Executive Director role, you will drive cost discipline, procurement excellence, and risk management across the full project budget lifecycle. You will partner closely with senior stakeholders and steer external advisers to deliver transparency, rigor, and value-for-money outcomes. If you thrive in fast-paced environments where decisions matter and governance is non-negotiable, this is your opportunity.  As a Cost and Commercial Manager, Riverside South in Global Real Estate, you will help manage and control cost and commercial aspects of the Riverside South development to achieve JPMorganChase’s commercial objectives, at the best price and in the best time, while minimizing risk and meeting controls and governance requirements. You will report to the Cost and Commercial Managing Director for Riverside South and work closely with the broader United Kingdom Global Real Estate team and project stakeholders. You will guide and manage the project’s cost consultant and support joined-up decision-making through clear analysis, transparent reporting, and strong judgment. JOB RESPONSIBILITIES  • Develop a robust, value-for-money project budget and keep it current as scope, brief, or market conditions change • Lead budget alignment by ensuring the team designs to budget and by driving value engineering and design optimization • Build and maintain a single, integrated project cash-flow forecast by collating and reconciling individual cash flows • Reconcile the project budget with relevant business-as-usual budgets so funds are allocated effectively for the business • Contribute to the overall procurement strategy across core and shell, office fit-out, amenities, direct contracts, and free-issue items • Assess main contractors and key trade contractors for covenant strength and capability, supporting selection of best-in-class teams • Manage the end-to-end tendering process, including market engagement, pre-qualification, bid evaluation, and recommendations • Support supply chain negotiations and identify practical commercial levers to protect value and reduce delivery risk • Review cost consultant deliverables (estimates, cost plans, options analyses, value engineering, and variations) and provide clear challenge and direction • Oversee change management and cost control processes, including contingency planning, forecasting, and timely commercial decision support • Monitor project risk and governance processes, including progress payments and the rolling final account to avoid financial surprises REQUIRED QUALIFICATIONS, CAPABILITIES, AND SKILLS • Experience in cost and commercial management on large-scale construction or real estate development projects • Experience owning project budgeting, forecasting, and cost control processes through full project lifecycle • Demonstrated experience leading tendering processes (pre-qualification through evaluation and recommendation) • Proven capability in procurement strategy development and supplier/contractor evaluation • Demonstrated experience reviewing and challenging cost plans, estimates, options analyses, and change/variation impacts • Strong risk management capability, including costing risks and driving mitigation actions to closure • Experience operating in a controlled governance environment with audit and monitoring requirements • Strong stakeholder management skills, including partnering with senior business leaders and cross-functional teams • Excellent analytical skills with ability to translate commercial analysis into clear decisions and recommendations • Strong written and verbal communication skills, including senior-level reporting and transparency on cost and risk • Experience directing external advisers (for example, cost consultants and project monitors) and coordinating multi-party inputs PREFERRED QUALIFICATIONS, CAPABILITIES, AND SKILLS • Experience working on major headquarters or complex, high-profile urban developments with multiple interfaces • Demonstrated success running value engineering and design optimization workshops with design teams and stakeholders • Experience mitigating geopolitical and market risks through commercial and contracting strategies • Experience coordinating closely with sourcing/procurement, controls, governance, and design management partners • Track record of convening focused working sessions to resolve commercial issues and maintain cost control discipline • Experience managing both tower and infrastructure works scopes and handling scope interfaces effectively • Prior experience in a fast-paced environment requiring strong judgment and rapid, well-documented decision-making J.P.
